SELECTING YOUR TENANT

We source the very best prospective tenants and care for them to ensure a successful tenancy.

RK Property Group will assess prospective tenant's ability to meet financial commitments, to care for your property and to fulfil the Residential General Tenancy Agreement legislative requirements.

THE PROTECTION OF YOUR INVESTMENT IS OUR PRIORITY
Once identification, personal details, credit and rental history, financial situation, employment and references are confirmed and personal interviews are conducted, we will present to you suitable qualified applications for your consideration.

MOVING IN
Your tenants will sign a Residential Tenancy Agreement, once approved for your property.
A pet agreement will be signed, if applicable.  A bond equivalent to four weeks rent will be paid to The Rental Deposit Authority and held with them, for the duration of the tenancy.  A detailed written Entry Condition Report and supporting photographic evidence of your property's condition is completed, with the tenants having the opportunity to agree or advise amendments, with our confirmation.
We will provide all the necessary lease documentation for your records.

RENT COLLECTION
We request tenants pay via BPay for regular rent collection.
Tenants pay their rent weekly, fortnightly or per month to ensure consistent income.  Should the tenants rent not be paid we will contact you immediately to advise and confirm when it is received.  We do not tolerate late rental payments.

DETAILED INSPECTIONS
An inspection will be conducted within 3 months of tenancy commencement.
This gives us the opportunity to see how the tenant is settling in and discuss the care of your property to ensure the tenant treats your property with respect.
Inspections will then continue every 4 to 6 months, to ensure that it is well maintained, safe and the tenant is caring for your property.
We will provide you with a detailed written report, with photographs of the inspection and report any maintenance required, to ensure your property is maintained to the highest standard.

SMOKE DETECTORS
Legislation requires smoke detectors to be installed in all rental properties. The detectors must meet legal compliance by being correctly placed, in date and tested as required under National law.

MAINTENANCE AND IMPROVEMENTS
A lack of maintenance on your property not only hinders rentability and capital growth of your investment but could also lead to an injury claim if the property is not safe.
By promptly attending to maintenance you are reducing the risk of possible tenant injury and a small repair becoming a large and costly one.
We engage qualified trades professionals that are insured and licensed to minimise your liability should a tenant injure themselves.
We will advise on improvements to increase your property's appeal and rental return. Budgeting for improvements and upgrades will protect your investment and increase the capital value.

UPDATING THE LEASE RENEWALS WITH A RENT INCREASE
We will contact you to confirm your instructions prior to renewing the lease to continue tenancy.
We will provide advice on increasing the rent to meet the current market.
This will ensure that your valued investment is achieving the highest return for you.

MOVING OUT
When the tenant advises their intention to vacate your property, we will confirm your instructions regarding commencing marketing to secure a new tenant. We review current market conditions and will market your property to achieve the highest rental return.
Upon the tenant vacating your property, we will conduct a final inspection and compare the property to the original condition report.
The property must be returned in the same condition, as near as possible to the original condition report (apart from reasonable wear and tear).
We also take into account the length of tenancy, number of occupants and maintenance completed throughout the duration of the tenancy.

YOUR FINANCES

A Financial Year statement is available to assist you in completing your taxation.

Upon request, we will manage the outgoings on your property such as:

  • Council rates

  • Water rates

  • Body Coporate fees

  • Insurance

  • Gardening and maintenance

We advise you to seek advice from your accountant, taking into consideration your personal financial situation regarding taxation obligations.

Your property may be able to realise depreciation advantages, depending on age and improvements, specialist reports are available to assist with cash flow planning.

We recommend property owners have adequate insurance which should include building, contents, public liability and landlord insurance. This protects you in an unexpected situation of damage to your property the tenant not paying rent or vacating the property early.
